Why People With Older Roofs Call Us

Any roof that's been on a house for years has a history. Someone patched it, someone cut in a vent, maybe someone shingled over the old layer. We figure out that history before we give you a price.

We find what earlier crews did

Tar spread over flashing, a second shingle layer, a vent boot decades old. We show you each one on your roof and explain how it affects the job.

Pictures of the problems

There's no need for you to go up a ladder. We photograph the soft spots, cracked boots and rusty flashing so you see exactly what we saw.

Repairs when repairs will last

Plenty of older roofs can stay. If a fix will last for years, we tell you that and what it costs. If the decking is soft across a whole slope, we tell you that just as clearly.

Support on storm claims

After high wind or heavy rain, we work with your insurance adjuster directly on storm damage claims, showing them the damage and walking through the repair. Coverage is still the adjuster's decision.

Care for your yard and house

Before old shingles come off, we lay tarps over your plants and AC unit. The driveway stays clear so your car can get out. Each evening before the crew leaves, we roll a magnet over the lawn and beds to collect loose nails.

How a Roof Job Runs With Us

From the first phone call to the last sweep, the order rarely changes. Here it is, step by step.

  1. 1

You call and tell us what's wrong

A stain on the ceiling, missing shingles, an old roof you're worried about. Describe it on the phone, and we pick a day that works for you to come by.

  2. 2

    A close look, with photos

Up top we check the shingles, flashing, vents and gutters, and the attic too if there's a way in. Past repairs get extra attention. Afterward we sit down with you, go through the pictures and explain what turned up.

  3. 3

    You get a clear estimate

We give you the price, what's included and what could change it, like rotten decking. If a repair makes more sense than a new roof, that's what we quote. Financing is available if you need it.

  4. 4

    The work and the cleanup

We pull the permit when the job needs one, protect your yard and do the work. At the end we clean up, pick up the nails and walk you through what we did.

About Roofing Hilliard

We're a roofing company working on homes in Hilliard and the nearby towns. A lot of what we see are houses with some age on them and roofs that have been patched more than once. That's the work we like. It takes some patience to figure out what's original, what was added later and what's about to fail.

Florida heat and summer storms are hard on a roof. Shingles dry out, sealant cracks, and old flashing lets go. We'd rather catch that during a calm inspection than after water is coming through your ceiling. When you call, you talk to people who climb roofs, not a sales desk.

Questions We Hear a Lot

Something not covered here? (904) 709-7985

My roof has a few patches. Do I need a new one?

Not necessarily. A patch done right over solid decking can be fine. We look at every past repair and tell you which ones are holding. When too much of the roof is failing at once, we explain why a replacement is the better choice.

Can new shingles go on top of the old ones?

We prefer not to, and on a lot of older homes it's a bad idea. An extra layer covers up soft decking and adds weight. If there are already two layers, both need to come off so we can see and repair the wood below.

How does insurance work when a storm damages my roof?

Our post-storm inspections are free, and we photograph what we find. When a claim is open, we handle the adjuster directly and point out every damaged spot on the roof. Coverage is your insurer's decision, but you won't have to explain roof parts by yourself.

Is financing available?

It is. Mention it when you call about your estimate and we'll explain how it works.

Is there a warranty on a new roof?

Each new roof we put on comes with our no-leak guarantee. Before we pull off the first shingle, you'll know what it covers and how to reach us with a concern.

Does a new roof need a permit?

Yes, a full replacement needs one, and we take care of it. The inspector checks our work against current code, which can call for things your old roof lacked. Small repairs usually don't need a permit.

How long will a replacement take?

For most homes, one to a few days. Size, pitch, number of layers and how much decking has to be replaced all play a part. Weather can delay the start, and we'll keep you updated if it does.

What Sets the Price of a Roof Job

Two roofs of equal size can be priced far apart. On an older house, most of the difference is hidden under the shingles. Here is what we look at before we put a number on paper.

Your estimate is free and carries no obligation. We go over the roof, then walk through each line of the price with you so nothing on the final bill catches you off guard.

Roof size and pitch
More roof means more material and more hours. Steeper slopes call for harnesses and roof jacks and go slower, which shows up in the labor.
An extra layer of old roofing
Many older houses have a newer roof laid right over the first one. Taking off both means more labor, more dumpster room and more hauling.
Condition of the decking
Years of slow leaks can rot the plywood or plank boards under the shingles. Some damage only shows once the roof is off, so we explain how we price new boards before work begins.
Aging flashing and vents
Pipe boots, vents and chimney flashing are often left over from an earlier roof. Swapping them now costs less than chasing the leaks they cause down the road.
The material you choose
Architectural shingles and metal differ in cost, how long they take to install and how long they last. If either fits your house, we walk you through both.
Permits and current code
A full replacement needs a permit. Current code can also call for things the old roof never had, like newer underlayment or added fasteners.

Find Out What Your Roof Really Needs

We'll look at the roof, the old repairs and the parts nobody has touched in years, then give you a plain answer and a price. The estimate costs nothing and you're not on the hook for anything.
