Roof Replacement in Hilliard for Homes With a Few Roofs Behind Them
A new roof is only as good as what it sits on. We strip your home down to the decking and fix the old patches, soft boards and outdated parts. Then we build a roof that meets current Florida code and gets checked by the county.
When a New Roof Makes More Sense Than Another Patch
Most roofs we replace have been repaired many times. You can see it from the ground: shingles in three colors, tar smeared around a vent, a section that sags a little after rain. Each fix held for a while. But once the shingles are brittle and the leaks keep moving, more patching just spends money on a roof that is done.
Older houses add a few wrinkles. Peel back the top shingles and there may be an older roof still sitting under them, plank boards with gaps between them, or roof edges that never got a drip edge. None of that shows up in a quick look from a ladder. So we tell you what we expect to find, write it into the estimate, and show you photos when the old roof comes off.
Sometimes the straight answer is that your roof can wait a few more years. When that's true, we tell you, and roof repair becomes the smarter way to spend your money. We are a licensed general contractor, and we would rather earn your call later than sell you a roof you don't need yet.
What Your Roof Replacement Covers
Full tear-off to the deck
We remove every layer of old roofing, not just the top one. Laying new shingles over old ones hides rot and adds weight your framing was never built for.
Decking repair and replacement
Soft, delaminated or rotted boards get cut out and replaced. On homes with old plank decking, we tell you up front whether it can be re-nailed or needs new sheathing over it.
New underlayment and water barrier
Florida code calls for a secondary water barrier on reroofs. We lay it across the whole deck so wind-driven rain that gets past a shingle still stays out of your attic.
Flashing, drip edge and pipe boots
Old lead boots, rusted step flashing and caulk-only seams get replaced with new metal. Most leaks on older homes start at these spots, not in the middle of the roof.
Attic ventilation check
Many older homes have too little airflow, which bakes shingles from underneath in our summers. We look at your intake and exhaust and fix what is out of balance.
County paperwork and a clean yard
Filing for the county permit is our job, and we're on site when the inspector comes out. Before we pack up, a rolling magnet sweeps the lawn, beds and driveway to catch stray nails, and all the old roofing leaves in our trailer.
Signs Your Roof Is Ready to Be Replaced
Leaks that keep coming back
You fixed one spot, then another showed up nearby. That usually means the underlayment is worn out across the roof.
Curled, cracked or worn-smooth shingles
Grit in the gutters and edges that cup upward mean the shingles are spent. They no longer shed water well, and strong wind can peel them back.
A roof full of old patches
Mismatched shingles, roofing tar on flashing and layered repairs tell us the roof has been nursed along for years.
Sagging or soft spots
A dip between rafters or a spongy feel underfoot points to wet decking. That needs to be opened up, not covered over.
Two layers already on
If your home has a roof on top of a roof, the next step is a full tear-off. Code doesn't allow adding a third.
How a Replacement Day Runs
- 1
A close look, top and underside
First we walk the shingles and check every piece of flashing. Then we climb into the attic to see the deck from below, where old leaks leave stains. You get a written, line-item estimate that spells out what is included and how we price any decking that turns out bad.
- 2
Permit and scheduling
We file the county permit and pick a start date with an eye on the weather. Material arrives the day before or that morning.
- 3
Tear-off and deck repair
Tarps go over your shrubs and against the walls. We strip the roof, photograph the deck, and show you any boards that need replacing before we go on.
- 4
New roof goes on
Water barrier, drip edge, flashing, vents and shingles go on in order, nailed to the wind pattern code requires. Most homes are done in one to three days.
- 5
Final inspection and walk-through
The county inspector signs off. We walk the yard with you, go over the photos, and explain your 5-year workmanship warranty.
What Sets the Cost of Your New Roof
No two roofs get the same number. Size and pitch set the starting point. On older homes, the biggest swing usually comes from what is hiding under the old shingles, so we put a clear unit price for that in writing instead of leaving it as a surprise.
- Roof size and steepness
- More squares mean more material and labor. Steep roofs need extra safety gear and move slower.
- Number of old layers
- Two layers of shingles take longer to strip and add to the dump fees.
- Decking condition
- Rotted or gapped plank decking may need boards replaced or a full layer of new sheathing. Nobody can count bad boards through a layer of shingles, so your estimate lists a set price for each sheet of plywood, agreed before work begins.
- Material you choose
- Architectural shingles and metal roofing cost different amounts and last different lengths of time. We will lay out both if you're weighing them.
- Flashing and ventilation upgrades
- Chimneys, skylights, valleys and added vents all add labor and metal.
Roof Replacement Questions We Hear Most
Something not covered here? (904) 709-7985
Would laying new shingles over my current roof save money?
It's cheaper on the first day, but we don't do it. A layover covers up soft decking and old leaks and holds in heat. A full tear-off lets us inspect and repair the deck and gives the new roof solid, flat wood to nail to.
What if the wood underneath is rotten?
We pause, photograph it and show you before replacing a thing. Your estimate already lists the price per sheet or board, so the cost is clear before any cutting starts.
Should I be home while you work?
You don't need to stay the whole day. It's useful if you're there when we start in the morning and again once tear-off is done, in case the decking needs attention. It's noisy inside, so take down pictures and mirrors on walls near the attic.
Could insurance cover the new roof?
Possibly, if a storm did the damage. We work with your insurance adjuster directly on storm damage claims and show them what we found. A roof that's simply worn out usually isn't covered. Our storm damage repair page explains more.
Is financing an option?
It is. Bring it up when you call and we'll go through it with your estimate.
How is a new roof warrantied?
We back our work with a 5-year workmanship warranty. The shingles or metal panels come with a separate manufacturer warranty, and we hand you that paperwork during the walk-through.
